Wimbledon's homeowners can fetch premiums of £200 a week during the tennis championships taking place from July 3-16.

As tennis-fever starts to take hold in the months leading up to the prestigious tournament, rental prices for short-lets spike to more than 50 per cent higher than in previous months.

Rooms were being advertised for rent on Rightmove for £385 a week in the first quarter of this year, and that has now risen to £583.

However, as always, location makes a huge difference to the going rate.

"On the village side it will be twice as expensive as Southfields," says Joanna Doniger owner of specialist agency Tennis London.

"In Southfields you’re looking at £2,250 per week for a minimum stay of two weeks for a three-bedroom, two-bathroom home. In the village that would cost £4,000 per week."

One-bedroom flats are not very popular according to Doniger, but two-bedroom, two-bathroom flats are often snapped up by the media.

If you're wandering around Wimbledon Village during the next fortnight, you may end up finding yourself in a coffee queue with the likes of Rafa Nadal or Johanna Konta.

Families living in some of Wimbledon's most luxury residences often take the opportunity to escape the disruption the tournament brings to their daily routines and offer their homes for rent to the sports stars, their teams and their families.

"Things like gated parking, heated floors, roof terraces overlooking the courts are all in demand, but the most important consideration is space to accommodate their family members, coaches, nutritionists and other extended members of their team,” says Wimbledon's Foxtons lettings manager Adrienne Wandsworth.

The rental asking price for those living in Wimbledon in a long-term let is significantly cheaper, averaging £208 per room per week.

Two-bedroom flats can command up £2,500 per month, while large family homes typically rent for £6,000.
