The boldly designed new-build flats are in low-rise blocks in busy Queen's Road.

Peckham is now relaxing into its new guise as a bohemian hotspot.

The hipsters are quitting Dalston and taking the Overground to SE15's clubs and cafés, gigs and galleries, rooftop bars and foodie night markets.

Southwark council has also woken up to Peckham's growing allure. Rye Lane, the main shopping street, has been designated a conservation area to protect heritage buildings.

The listed train station is getting a facelift with a new town square, while derelict railway arches are coming back into use as shops and business premises.

Disused coal sidings will become an elevated "greenway" to Kirkwood Nature Reserve.

Peckham splits into three: the northern patch around much-improved Burgess Park; the bustling town centre and the quieter, leafier southern section embracing Nunhead, Peckham Rye and Bellenden conservation area.

Peckham Place in busy Queen's Road, is rising on the site of a bulldozed council estate.

Boldly designed flats in low-rise blocks clad in warm-tone brick cost from £440,000. Call Notting Hill Genesis on 020 3815 2222.
