The price divide between Stockwell and Clapham is narrowing. Traditionally, Clapham has been about 20 per cent more expensive than its neighbour, due mainly to the lavish amount of open green space, the cache of handsome Victorian houses and the plentiful bars and eateries.

It has the feel of a leafy inner suburb — whereas Stockwell, one Tube stop closer to the West End and the City, has only a couple of Regency conservation areas and is far grittier.

However, being on the Victoria line, as well as the Northern line with its 24-hour weekend service, Stockwell provides more travel options for central London-bound commuters. Also on the plus side, several sprawling local council estates are getting a makeover, helping to soften that hard urban edge.

Lower-budget home buyers can take advantage of cheaper shared-ownership flats at 330 Clapham Road, a smart new development moments from Stockwell station. A former car dealership has made way for 79 homes, including houses, plus street-level shops.

Prices start at £186,000 for a 40 per cent share of a one-bedroom open-plan apartment. Kitchens come with that ultra-fashionable “hot tap” providing instant boiling water.
