Nearest stations


30 minute commute

A long-time favourite with City workers, who can get to their desks in 25 minutes, the Essex town of Shenfield is set to become a magnet for West End commuters, too, when Crossrail arrives in three years time.

Bond Street station will then be just 48 minutes away from Shenfield, the last stop at the eastern end of the Elizabeth line. 

As well as running fast trains to the very heart of London, the link will also whisk passengers to Paddington mainline station in 51 minutes and Heathrow airport in 82 minutes. 

In addition to more commuters, Crossrail is attracting investment into  Shenfield town centre, where there are plans to transform scruffy areas outside the station with a new piazza, landscaping and a new taxi rank. 

Shenfield is on the edge of the Essex countryside, 27 miles from central London and just a few minutes’ drive from the larger town of Brentwood, famous for the antics of the ITV scripted reality show The Only Way is Essex. 

Shenfield is smaller and quieter than the home of Towie, however, and popular with families for its good schools, local societies and sports clubs. 

There’s also a plentiful supply of detached family houses, especially in the Hutton Mount private roads.

The town has a long connection with the Courage brewing family, who donated land that has provided a playing field for the cricket club, along with a significant nature conservation area known as The Butterfly Meadow, an extension of St Mary’s churchyard. 

Visitors are often surprised to see the Courage golden cockerel, more commonly found on pub signs and beer bottles, sitting proudly on top of the church steeple.

Estate agent Jane Mann, from the local branch of Hetheringtons, says Shenfield still boasts a traditional high street. “There is a greengrocer, a fishmonger, a delicatessen, a butcher, and a popular local bistro.

“The shops get together and stay open for Halloween and there is a Christmas Fair, which this year will be on Sunday December 4. The local library holds lots of events, too. It all helps to cement a strong sense of community. 

The property scene

There is a scattering of period cottages and houses near St Mary’s Church, in the location of the original village. 

The opening of the station in 1887 — there was an earlier false start when a station opened and then closed for lack of demand — shifted the focus of the town to the south side of the A1023, the old Roman Road from London to Colchester. 

There are a few Victorian semi-detached houses in Hutton Road and Shenfield Road but the town mainly developed in the Twenties and Thirties. 

Old Shenfield Village, the area around Worrin Road south of Shenfield Road, has large detached and semi-detached houses from this period, many with mock Tudor detailing. 

Shenfield Park, north of the town centre, has a mix of semis and detached houses and bungalows from the same two decades, along with Fifties-built houses. 

The private roads in Hutton Mount have Shenfield’s finest houses which benefit from large gardens and carriage drives and can change hands for up to £4 million. 

This is an area where some smaller houses have been knocked down and rebuilt in lavish style. There are also some modern flats close to the town centre.

What's new?

Builder Croudace owns the large Officers Meadow site in Alexander Lane, which the local council has earmarked for improvements to Shenfield High, the local co-ed secondary school, and up to 600 new homes. 

Croudace is expected to submit a planning application as soon as Brentwood council adopts its Local Plan. 

Shenfield has a shortage of flats close to the station that would certainly prove popular with young professional commuters, who instead tend to concentrate their search on nearby Brentwood. 

However, according to local agent Jane Mann there is keen demand for family houses, especially in the catchment area of St Martin’s School in Brentwood, a secondary school with an “outstanding” Ofsted rating.

“Families move here from east and north London because they get more house for their money and they are close to open country.”

Staying power

Once families have their children settled in a good school they tend to stay in the Shenfield area, only downsizing once their children have flown the nest.


Shenfield falls into two Brentwood postcodes — CM15 and CM13. The latter contains Hutton Mount.

Up and coming

The modern houses around Hanging Hill Lane, if they are in the St Martin’s School catchment area, are increasingly sought after.


Shenfield is well placed for the M25, A12 and M11. The fast train service to Liverpool Street takes 25 minutes, or it’s a 45-minute journey on the stopping train. Some commuters work in Romford which is 15 minutes away by train. 

When the Elizabeth line opens in December 2019 it will improve commuting times to the West End, Paddington and Heathrow, but not to Liverpool Street. 

Brentwood is Conservative controlled. Band D council tax for 2016/2017 is £1,523.05.

Shenfield is in Zone 7 and an annual travelcard costs £4,012. There is an additional charge of £32.90 a week to use the station car park.

Shops and restaurants

Shenfield has local shops in Hutton Road around the station, including small branches of Tesco and the Co-op. There are more shops further along Hutton Road and at its junction with Shenfield Road. 

As well as the usual nail bars, tanning shops and beauty salons, Shenfield has a popular branch of Costa Coffee; Hepburns, an award-winning butcher and delicatessen; another butcher L Buckle; Lot Bar and Restaurant, a family run all-day brasserie, and Jasmine Bleu, a florist with a good selection of interior accessories.

Open space

Shenfield is on the edge of the Essex countryside and is surrounded by country parks and golf clubs. The River Wid runs through Hutton Country Park, a local nature reserve. Access is via Sunray Avenue and Goodwood Avenue, with a small car park off Wash Road. 

Thorndon Country Park in nearby Warley has an activities centre and the famous Gruffalo Trail with carvings of characters from The Gruffalo children’s book. 

Thorndon Park Golf Club in Ingrave is the nearest to Shenfield. Stock Brook Golf & Country Club in Queens Park Avenue is near the village of Stock. 

Bentley Golf Club is in Ongar Road and Brentwood Golf Club is in Coxtie Green Road, both Brentwood. 

Shenfield’s two cricket clubs are Shenfield, which uses the Courage cockerel as its logo, in Chelmsford Road, and Hutton in Hall Green Lane.

Leisure and the arts

The nearest cinema is the Vue multiplex in Romford and the nearest theatre is the well-regarded Queen’s Theatre in Hornchurch.

The nearest council-owned swimming pool is at the Brentwood Centre in Doddinghurst Road and the swimming pools at Brentwood School are open outside school hours.


Shenfield has two state primary schools rated “outstanding” by Ofsted — Shenfield St Mary’s CofE in Hall Lane and St Joseph The Worker RC in Highview Crescent. 

The other local primary schools are: Long Ridings in Long Ridings Avenue; Willowbrook in Rosen Crescent and Hutton All Saints CofE in Claughton Way, all judged “good” by the education watchdog. Herington House (co-ed, ages three to 11) in Mount Avenue is a private primary school. 


The two local secondary schools are St Martin’s (co-ed, ages 11 to 18) in Hanging Hill Lane, rated “outstanding”, and Shenfield High (co-ed, ages 11 to 18) in Alexander Lane, rated “good”.


Herington House (co-ed, ages three to 11) in Mount Avenue is a private primary school. Brentwood School (co-ed, ages three to 18), an all-through private school on the Shenfield side of Brentwood, is a popular alternative.
